With 10 percent of its apartments earmarked for low- and moderate-income residents, the development would help meet the significant demand for high-quality residential options near the Port Chester train station, and the Village’s need for affordable housing.

Ivy Realty has submitted a site plan approval to the Village of Port Chester Planning Commission. The Planning Commission will take action on the application after public hearings of the site plan, which was created in accordance with the Village of Port Chester zoning code.
+ If the project is approved, will the people who currently reside in the apartments on the site be displaced?
Ivy Realty contacted the residents of the 10 apartments at 27-45 North Main Street to help facilitate their relocation to a nearby residence that is of commensurate quality and cost with their current apartment.

Ivy Realty and architect Fogarty Finger have made it a top priority to ensure that the facade of the proposed construction is in visual harmony with the unique aesthetic of Port Chester’s downtown — taking into account building massing and height.
+ Would this development impact traffic and parking in the area?
A traffic study completed in December 2020 by Provident Design Engineering found that the proposed project would not result in any significant site-specific traffic impacts.
The development includes enough on-site parking to accommodate the projected needs of residents, as well as staff and customers of the commercial locations. To meet these needs Ivy Realty has planned a parking lot with approximately 145 off-street parking spaces with access from Abendroth Avenue. Additionally, on-street metered parking spaces are available along Main Street and Abendroth Avenue, and there is a municipal parking lot on Abendroth Avenue across the road from the site.

If the Village approves the application, Ivy Realty will begin construction, which is expected to last approximately 14 months.
+ How many jobs will this project create?
With this project, Ivy Realty will bring approximately 175 temporary construction jobs and 50 permanent on-site jobs at the residential and commercial components.

As it currently stands, the site generates approximately $227,000 in property taxes for the Village of Port Chester. Under Ivy Realty’s proposed plan, the site would become a significantly more valuable asset to the Village.
